Timbergrove Manor, A Tree-Lined Oasis Inside Houston’s Inner Loop.

I love Timbergrove Manor Homes.

because I am a fan of mid century neighborhoods. As a neighbor in Woodland Heights, I find Timbergrove Manor a  peaceful, tree-lined area of updated homes on big lots. As a Houston Inner Loop Realtor, I see it as a strongly appreciating area that is more in demand each year.

As the name suggests Timbergrove Manor is named after the many pines sheltering the area. It is a wonderful shaded little area of about 1200 homes located within the NW corner of Houston’s 610 Loop. Just a little west of its better-known, and much older neighborhood, Houston Heights.

 Just 5 miles northwest of downtown, Timbergrove Manor is a deed-restricted neighborhood developed in the early 1950′s. Many of the residents have been here since the neighborhood was established, and some who grew up in Timbergrove Manor homes have bought homes and are raising their kids here as well.

This area was home to a lot of retirees and didn’t see a lot of growth in the late 1990’s. Most of the homes were in original condition or slightly updated. It was a great place to find a reasonably priced fixer-upper, or a well-maintained, original condition “Grandma’s house”.

Tropical storm Allison changed that with a 40-inch downpour in June 2001. White Oak Bayou overflowed its banks and flooded huge areas of Timbergrove. Some homes had over 4 ft of water.

While this was a disaster for the area it resulted in large numbers of homes being totally gutted and spectacularly renovated. Granite and stainless steel arrived in Timbergrove. A large 1950’s home with rooms opened, maybe a ceiling bumped, can be a dramatic home. Especially when the house overlooks a large treed lot. A few ravine lot homes offer an even better view.

It took a while for memories of Allison to fade, but prices boomed after that. The great renovations, combined with proximity to downtown make this area too good to remain hidden.

Tropical Storm Allison was rough on Timbergrove. Ike was even worse on this spectacular home.

Most of the homes are 3 bedroom 2 bath ranch style homes about 1600 SF. Lot size is good for an inner loop neighborhood and averages 7500-8000 SF. There are a few mid century moderns scattered about, but pretty rare.

There are even a few large new construction homes. One of the most spectacular homes was written about in my favorite blog, www.Swamplot.com .

This Waterfall House was a spectacul new construction home in Timbergrove.  Tropical storm Allison was rough on Timbergrove, but helped its revitalization. Hurricane Ike wreaked havoc on this spectacular house, but there was no happy ending. See the whole story above.
