Brooke Smith remains the last corner of the Heights where land prices are reasonable. Lot-value properties sold for $170K to $260K this year for the typical 5000 SF lot. This compares to $300K to $400K+ for Houston Heights and Woodland Heights lots. This results in new home prices being lower than the rest of the Heights.

In most of the Heights land values are so high that the only options are to build a big million dollar house, or split the land and build tall & skinny.
Brooke Smith is affordable enough that there are still single story new homes being built. These are extremely rare in the Heights
New home prices depend on quality and detail of course. There are currently 6 new homes available or pending. Most are in the area of $500K. These range from $219/SF for the Bungalow Concept homes on Cordell (lot size is not given, so I assume they are 3300 SF or so) to $317/SF for the Wiseman Builder home on Tabor. The pinnacle of craftsmanship belongs to the Contemporary Craftsmen home sold at 506 Archer, at $333/SF. The quality and uniqueness this home stands out.
