Here is a quick look at 4th Q sales of Oak Forest homes. These are resale homes, not new construction homes or even recent homes. These are the original 1950’s homes renovated to varying degrees.
This will give you an idea of house prices for the little 1 bath and more popular 2 bath homes.
Prices obviously are based on condition and location. Nicely remodeled homes suffer in price if in a crappy location.
Being located in a flood plain affects price too, since flood insurance costs will be higher.
I tried to exclude the obvious “tear-downs”.

Total Oak Forest sales in 4th Q 2014 were 89 homes sold. Of these, 24 were new construction. Since there are no vacant lots available these lots came from tearing down smaller homes in need of repair.
