It is tough to sell a house yourself. Buyers tend to use Realtors because they get the area knowledge, the real estate experise, guidance, hand-holding, etc. They also tend to find thir homes on the major real estate sites that are fed from the MLS system.
people leasing a house tend to do it on their own. They go to Craigslist, the Greensheet, classified ads, etc. When they buy tho, they want help.
Anyway, it doesn't hurt to try.
I disagree with your comments about people not wanting a ravine lot. People love them. Young people like the wildness of it. Zip-lining...they would love that! Older people may not like the zip line (I'm an older person and would tho) but they would love the seclusion it offers. So, you have the best of both worlds.
I'm sorry you didn't manage to sell it yourself, but I think you'll have a quick sale, now that you have it listed. Good luck...Rich

I am a past FSBO, (I definitely like doing things myself!)! We live on one of the beautiful, large, ravine lots (17,000 sq. ft.), in Timbergrove manor, and the view and adventure within it, is just incredible. The home (902 Shelterwood), is 2300 sq. ft., and has been completely renovated, and is quite unique, (rustic, yet elegant). This home and property is definitely for the outdoor/nature lover! We have hiking trails, park benches and even a zip line in the ravive. We have reduced it by $41,000 and are hoping that the right family will come along soon! I belive that it may be easier, in general, to sell a more typical looking home, with all the standard updates that is usually seen, and expected. Although, we have received wonderful and very positive feedback from those that have seen it. One hickup is that it flooded during Allison and sometimes no matter what you say, the potential buyer cannot get past that. A positive is that our insurance agent stated that the flood policy is transferrable. I enjoyed reading through your blogs; thanks!
