Near Northside New Construction Homes

This article was written back in mid 2012. Prices are not the same now of course, but as of early 2016, this area is still being built out.

Mid 2012: Here is something rare for Near Northside…new construction. I think these homes represent great value for an inner loop home. See my page on Near Northside Homes.  It is an older neighborhood, with homes like the Heights, but not the prices. This neighborhood is between I-45 and Hardy Road, and inside the 610 Loop. It is the area just below Lindale Park. I had a couple of clients looking for homes there, but not much was available. There were a couple worth visiting, but most were just scary looking.

However, a client told me about a new development in the area I hadn’t even seen before. Avenue Place is a group of new homes that are LEED homes. LEED stands for Leadership in Energy & Environmental Design. That means they are more energy efficient homes. Also unusual is that they aren’t shoved in between warehouses, and they aren’t tacky looking little boxes. These are unique homes that are a blend of traditional and contemporary, (Hardiplank and metal siding) and they are in a nice livable area just SE of Irvington and Cavalcade. Avenue CDC is the developer. These homes have income limitations and offer programs for down payment assistance. So, if you don’t have a ton of money and you are willing to go through a home-buying program, you might get a great home with down payment assistance. There are only a half dozen completed homes there now, but plans for for several phases, eventually reaching 95 single family homes, plus some apartments and maybe light retail. Green space and walking trails are planned too.
