Lindale Park Update
My previous Lindale Park update was Nov, 2010. In it I showed 14 homes active or pending. These ranged from $105K –$325K. Most of these were very nice homes.
I drove through a few days ago and it’s entirely different feel. There were very few homes for sale, and no FSBO’s (For Sale by Owners). There are currently 6 “Active” homes on the market. These started at $124.9K for a fire-damaged home, and went up to $249K for a large renovated home.
I won’t even try to draw conclusions on price per SF. Insufficient data…
One of the cutest homes available is the one at 1007 English St. A 1200 SF 2/1 on a 5300SF lot for $195K.
My guess about the lackluster market is that if people are considering selling, they are holding off until the Fulton St rail line is complete. The street is a disaster now. BUT…the rail is actually being put in place! It is actually going in. It may cost billions (an exaggeration I hope), but it is going in. This should be a cool line. It takes a ragged street and will turn it into a pedestrian-friendly area that should draw people to it. Businesses should improve, and the surrounding area should get a boost. Being a fiscal-conservative, I would hate to see costs per passenger-mile, but the benefits to Lindale Park and the surrounding area should be major!
As I said above; it’s tough to draw price conclusions now, but I recommend you find something soon, before the train brings potential buyers by the drove.

I had a contacted me last week from my blog wanting a lot in Lindale Park, I told him the cheapest one on the market was $99K. He never called me back after that. That price is probably too high. A couple of small homes have sold for around $80K in the last year. I would guess that to be true market value for Lindale park lots..

Hi Rich! Happy I stumbled upon your articles about the Lindale Park area. My husband and I are currently shopping around for our first home and we are considering Lindale Park to raise our family. We currently rent in the Heights and LOVE it, but who wouldn’t! We are looking at a Lindale Park neighborhood that borders Robertson St and the buyer is eager to get $249k for the home. After looking at the comps, driving around the neighborhood, we feel like the home isn’t worth that much. The home is well maintained 4b/2 bath on a 5,000 sq ft lot. Could you share with me some $249k+ homes that have sold in the past year in Lindale Park? At $249k, we might as well look in the Heights!
Chris, I sent you an email with Lindale park sales going back to 2011. I went back to 2011 because Lindale is such a small market that additional data was needed.
Pricing in Lindale is tough. In the Heights it’s fairly easy to give a price/SF for nicely remodeled homes. There is a lot of data, and a lot of nice homes. Areas like Oak Forest and Lindale are more difficult.
The price per SF on your house of interest tho is not out of line. Make sure you just compare larger homes. You can’t compare $/SF of 1100 SF houses to 2400 SF houses. So, look at the link I sent you. Look at all the photos, especially the kitchens and baths, these are the rooms that are expensive to remodel. Location isnot as critical as some neighborhoods. If it’s not adjacent to Fulton, or backing up to the sound wall, they should be comparable.
It’s hard to find a nice home in the Heights for $240K, definitely one with 2 baths. You’ll do well in Lindale.

I have been following your site since I found it when I Googled Lindale Park. I bought my 1296 sq. ft. home at 1007 Avenue of Oaks on 8/2009. 30 yr. 5.25% for $192,500. I am currently refinancing $177,000 at 3% for 15 yrs.
I raised my kids in the Heights, and I never knew Lindale Park (The Hidden Gem)existed! I had also looked in Idylwood (love that neighborhood as well).
Luckily my realtor showed me Lindale Park. I absolutely love it there. Quiet, low crime and only 7 minutes to my office downtown. I hope the rail brings some coffee shops,cool bars and restaurants in the future.

I just showed homes there yesterday; I love it too. There are several nice homes on market now.
Years ago, when the Fulton rail line was just being designed I was some really cool drawings of what it was to look like. Pedetrian-friendly areas surrounded by shops, etc. I hope this is still the plan. I haven’t checked on the latest updates. The brick-work looks nice. I have high hopes for it.
