Shady Acres is just West of Houston Heights. Thus it is just West of N Shepherd/Durham, and just inside the 610 N Loop.
There is no resemblance to the Heights however. The Heights has a lot of nicely maintained 1920′s-1930′s bungalows and Victorian homes. It also has a good mix of free-standing new construction homes.
Shady Acres homes are typically 1940′s homes that are maintained in a wide variety of conditions. There is no push for renovations here because most of the homes aren’t architecturally desirable…they are just “okay”. For this reason when older homes come on the market, they are typically being sold for land value. So, what’s for sale are land-value properties and lots of new or recent construction homes. The Shady Acres Civic Club is active.
When started in the 1920′s & 1930′s Shady Acres was a more rural area away from the City. It was promoted as “Buy an acre for the price of a city lot.” It is still struggling with the transition from older homes on huge lots to high density housing.
Shady Acres homes are predominantly new construction. The big lots are perfect for groups of townhomes, free-standing homes, or groups of homes with a common drive.

The close-in location and relatively cheap land make Shady Acres homes an alternative to buying in the nearby Heights.
