Timbergrove Manor & Lazybrook

These two adjoining neighborhoods of 1950′ s and 1960’s homes are just west of  the older neighborhood of Heights and Greater Heights. Being from the 1950’s, the majority of the homes are ranch style. There are some cool old homes there, but they are not cookie-cutter. There wasn’t just one builder cranking out homes.  Lots of different styles, shapes, sizes.  A few mid century modern homes too.

The lots are typically much larger than the Heights and the typical home is larger too. The area has a lot of retirees, so many of the homes are still in their original condition, with little upgrading done.

This area was pretty stagnant through the 1990’s. Original condition homes, typically with no more updates than new paint and fixtures.

Tropical storm Allison though made a huge change to the area. The 40″ rain overflowed the bayou and flooded many homes. This was a disaster at the time;  many homes had 4 feet of water in them. Many homes were put on the market as-is.  Others were renovated, but no one wanted to buy them.  After a couple of years though these newly remodeled homes became “hot”.  Prices jumped way up and have stayed up.

So, since the storm, there have been three types of Timbergrove homes:  original condition; lightly remodeled (new paint, new fixtures); and totally gutted and remodeled…walls removed to open spaces, granite, S/S appliances, etc.  Most of these remodels were  flood related. The area has boomed ever since. There is no longer a stigma to being a flooded home. There is however, a new flood plain and flood insurance to deal with.

Location:  As the maps show, Timbergrove, for the most part is west of TC Jester (West of the bayou) from a little below 11th St up to 18th St.

To the North of these subdivisions is Shady Acres; South is Cottage Grove. Shady Acres and Cottage Grove have nothing in common with Timbergrove and Lazybrook. These areas have few homes worth salvaging. They were typically cheaply made homes on huge lots. They are all being torn down to make room for groups of new homes and townhome.
