Timbergrove Manor Homes & Lazybrook Homes
Timbergrove Manor homes and Lazybrook are two Adjoining 1950′s-1960′s neighborhoods. As the name suggests Timbergrove Manor homes are surrounded by towering timber (pine trees). It is a wonderful shaded area of about 1200 homes located within the NW corner of Houston’s 610 Loop. Just a little west of its better-known, and much older neighborhood, Houston Heights. The triangular area above 18th St is Lazybrook.
Just 5 miles northwest of downtown, Timbergrove Manor is a deed-restricted neighborhood developed in the early 1950′s. Many of the residents have been here since the neighborhood was established, and some who grew up in Timbergrove Manor homes have bought homes and are raising their kids here as well.
This area was home to a lot of retirees and didn’t see a lot of growth in the late 1990’s. Most of the homes were in original condition or slightly updated. It was a great place to find a reasonably priced fixer-upper, or a well-maintained, original condition “Grandma’s house”.
Tropical storm Allison changed that with a 40-inch downpour in June 2001. White Oak Bayou overflowed its banks and flooded huge areas of Timbergrove. Some homes had over 4 ft of water.
While this was a disaster for the area it resulted in large numbers of homes being totally gutted and spectacularly renovated. Granite and stainless steel arrived in Timbergrove. A large 1950’s home with rooms opened, maybe a ceiling bumped, can be a dramatic home. Especially when the house overlooks a large treed lot. A few ravine lot homes offer an even better view.
Timbergrove Manor home sales in 2011: ~100 homes sold. These ranged from $175,000 (lot value) to $733,000. The avg. price was $291K for 1940 SF house on an 8500 SF lot.
The sales of Lazybrook homes accounted for another 37 homes with roughly the same prices.
