Spring Branch Home Prices- 2010

Generalizing Spring Branch home prices is difficult to do.  It encompasses such a large area and has so many subdivisions within it and around it, that it’s almost impossible to do.  The homes range from small little starter homes (my first house was here, on Tilson Ln) and go up to big new-construction.
Just doing an MLS search and inserting “Spring Branch” in the subdivision box gives the following:

Currently 32 homes on the market now; ranging from $110,000 – $425,000. The average price for Spring Branch homes = $170,000 for a 1700SF, 3/2,  on 10,000 SF lot.  These mainly 1950’s homes are typically on big lots with lots of pine trees.

A couple of other subdivisions in this area are:

Afton Village (West of Silber, South of Westview) a very nice area of deeply set-back, brick homes on tree-lined streets:   8 homes Active on Market: $350-$455,000 (1 new at $875K). These are typically 2400 SF brick homes.

Ridgecrest (N of Longpoint, between Bingle and Wirt):  An area that I’ve always liked for first time homebuyers. Not much available now, but typically low $100’s for a 1400 SF house. Again, these are 1950’s homes, so can be in rough shape for <$100K or nicely maintained or even remodeled for closer to $140K.

One last area is Westview Terrace. This is an odd little subdivision, East of Silber Rd. These are mainly small, wood-framed houses, not brick. These can range from $80K (in rough shape) to nicely maintained for low $100’s. The part of it below Westview Dr.  is zoned to Memorial High School, so I’ve always expected these little homes to be torn down and bigger ones to replace it.
