Heights Home for Sale – Better than a Townhouse

One of the biggest reasons for picking a townhome over a single family home is having a smaller lot. The smaller lot equates to lower land cost, and less lawn maintenance. Inner loop land is not cheap. In the case of the Heights, the difference in a 5000 SF lot vs. 2500 SF lot is about ~$80-90K (~$35/SF, depending on location of course).
The house I have for sale at 721 W 13th St is a mix of the two. Because it has an attached garage it can fit on a small lot. The location is perfect. It is directly on the Heights hike & bike trail, but is on a corner, so lots of room for cars.
The owners of this home bought it new in 2007. They initially looked at a lot of townhomes but didn’t like the high density of typical townhomes, and the lack of guest parking. Being packed in like sardines didn’t appeal to them; nor did navigating streets packed with cars. They found this Heights house that offered a small heavily landscaped yard, a perfect central location and a neighborhood feel that only the Heights offers. They are now read to move on, so we are looking for a new owner who wants a fairly large house, but doesn’t want a huge yard.
721 W 13th St is a 2514 SF house that offers a study plus two living areas, in addition to 3 bedrooms and 2.5 baths. It is on a 2514 SF lot in a great part of Houston Heights. It is at the corner of Nicholson (fronting the bike trail) and W 13th. Just a few blocks south of the 19th St shops and restaurants; and a few blocks north of the new restaurants on White Oak.
Do you really want to spend the same amount for a much smaller house and a bigger yard? Do you prefer to be packed into a Rice Military or Montrose townhome? I didn’t think so. Call your realtor to see this house. Gorgeous upstairs and down.
