1021 Waverly St is a 1920’s Craftsman duplex on a 5980 SF lot (45.3 ft by 132 ft deep). Although currently rented and may be a renovation candidate, the highest and best use is probably as a Houston Heights lot for sale.

To pave an alley is now a very expensive proposition. It has to be engineered, and drainage added. I have heard quotes of ~$30K cost. If you can find a building site with an already paved alley, it is a money-saver, and a delight to drive down.

The map below shows some of the restaurants and shops near this location on Houston Heights. Two new grocery stores are being built also: HEB is building a new concept grocery on N Shepherd at ~24th St; Whole Foods is building a 360 store at Yale at the 610 Loop.
The Heights is known to be a walkable neighborhood. Nicholson St, just behind Waverly has a hike/bike trail. It connects to the 7th St trail , which in turn can be taken to downtown, or north up along the bayou.
