Timbergrove Manor Lazybrook Home Prices

These two neighborhoods are contiguous to each other and are typically lumped together when buying or selling.

The table below shows 4th Q 2014 prices for homes in the combined neighborhoods. Lazybrook had 9 sales in the last quarter, while Timbergrove Manor had 36 sales. This gives you a rough comparison of neighborhood sizes. Both areas were equivalent in prices, home size, etc.

Oops, I forgot to include Holly Park in this. Holly Park is a small pocket of homes, maybe 6 blocks, at the far west end of 18th St. I guess those owners won’t list their homes with me now.

Similar style and age as Timbergrove and Lazybrook. There were no sales at year end, and only two homes currently on the market.

A big difference in this neighborhood compared to Oak Forest &  Lindale Park  is the lack of one bedroom homes. There are very few 1 bath homes here. One bath homes are common in Lindale Park and Oak Forest, but not here. There were only 4 single-bath homes sold out of the 4 dozen homes sold. These homes are bigger than the similar neighborhoods of Oak Forest and Lindale Park.

I exclude recent construction homes from this table, so as not to skew the data. There were only 3 homes sold that were built in the last few years. These were all in the $700’s. Most new homes being built are custom homes, not spec homes.
