Garage Apartment

501 Euclid St. is a 2/1 bungalow with garage apartment on a corner lot in Woodland Heights Historic District. $425,000

Zoned to Travis Elementary. It is ~1499 SF (per HCAD) plus apartment building on a 6200 SF corner lot.

The house seems to have great bones (feels solid/level) and is quite liveable, but should have kitchen and bath remodel. (Or expand the house, but be aware of historic district rules/approval requirements). It is an estate sale so there is no seller disclosure. Executor now has power to sell.

This house is livable. The previous owner was a dear friend and lived here 30 years. This had always been a warm, inviting house. The best use now though is to have a fantastic renovation/expansion.

Typical Craftsman bungalow layout: left side has living room, dining room, kitchen. Right side has bedroom, bath, bedroom. This house has a sunroom at back of house that opens to kitchen. This may have been a porch that was later enclosed, since it has aluminum windows instead of wood.

The front porch has also been enclosed, but brick columns are still there, so it can be opened up again.

9 foot ceilings, red pine floors. Vinyl siding has been added.

There are currently two apartments: one up, one down (downstairs is currently rented). Woodland Heights deed restrictions do not allow two apartments, so assume that the bottom unit will have to be converted back to garage.

Two important points for the uninformed: Woodland Heights is deed restricted…this affects the current apartments (only one apartment will now be allowed). It is in Woodland Heights Historic District. Any exterior changes/additions must be approved. See also Unofficial Deed Restrictions Woodland Heightsfor further information.
